Design and Build
Traditionally, the client organises two successive consultations: the first to appoint the architect and the second to select the contractors who will carry out the work. Using the design-build approach simplifies these procedures by organising a single consultation. This results in substantial time savings. The architect and the general contractor respond together as a consortium. For you, the project owner, this means no unpleasant surprises. When responding to the consultation, the design-build team commits to a price. The project owner therefore does not have to worry, after choosing an architectural project, of discovering that the budget has been exceeded when the tenders are opened. The price guaranteed at the time of submission of the preliminary design or preliminary project eliminates the risk of an unsuccessful consultation, which can be so detrimental. The general contractor's involvement in the preliminary design studies carried out on the basis of a detailed functional programme drawn up by you makes it possible to optimise the offer in financial, technical and environmental terms. An optimised project combines the expertise of the architect with that of the general contractor. This contract allows the project to be optimised by integrating, from the design phase onwards, the proposal capabilities of the party who will carry out the work. It can concern both the construction itself and its future maintenance or operation.
