Project description
The residence LE 23 project involves the construction of a residential building comprising 15 apartments on four floors, located on Rue Général Franiatte in Montigny-lès-Metz. The building is constructed using a mixed reinforced concrete and masonry structure, with solid concrete slab floors ensuring stability and acoustic insulation between floors.
The envelope consists of an external thermal insulation system (ETI) that complies with the requirements of NF Habitat HQE certification and RT 2012 standards. The facades are finished with alternating RPE coating and brick cladding. The roof is a flat roof with a waterproofing complex and gravel protection.
The apartments are served by a vertical circulation system with an elevator and organized around technical ducts housing the networks. Heating and domestic hot water are provided by the district heating network via a substation, with individual management by MTA and distribution via underfloor heating.
The common areas include a bicycle storage room, a garbage room, and the necessary technical rooms. The outdoor facilities include access roads, above-ground parking spaces and garage boxes, as well as pedestrian walkways and planted green spaces.
The entire project has been designed in compliance with current technical regulations: fire safety, acoustics, accessibility, and energy performance.
